PLANNED WAREHOUSE

A new approximately 50,000-square-foot industrial warehouse is currently in engineering design for Site 06.

 

The project is planned to include future rail connectivity and support manufacturing, warehousing, distribution, and logistics users.

 

Site clearing is advancing, with construction targeted for 2027 subject to completion of grant and project-development requirements.

WETLANDS

Wetlands are present on portions of Site 06. Mitigation is underway for wetlands within the planned development area, while remaining wetlands near the existing drainage corridor are expected to remain undisturbed. Approximately 36 acres are currently identified for development.

AVAILABLE UTILITIES

ELECTRIC

25 kV distribution and 115 kV transmission serve Port Bienville. Current working available substation capacity is approximately 4 MW. A new Coast Electric substation project is advancing.

NATURAL GAS

Natural gas service is provided by Delta Utilities through a 6-inch line at approximately 315 psi. 

WATER

Port Bienville is served by 12-inch water infrastructure at approximately 55 psi. A 500,000-gallon water storage tank has been completed, and a new interconnector project is in progress to strengthen system supply and redundancy.

WASTEWATER

Port Bienville is served by the Western Regional wastewater treatment system. The current technical baseline treatment capacity is 0.2 MGD. Expansion alternatives have been studied but have not yet been constructed.

FIBER

Fiber service is available from C Spire, AT&T, and CoastConnect.
