MASTER PLAN

Ignition Park at Stennis is a master-planned aerospace and technology development park offering ready-to-build and emerging development opportunities at Stennis International Airport.

The park is designed for aerospace suppliers, unmanned-systems companies, defense contractors, research and development operations, office users, and light manufacturers seeking a location within Hancock County’s growing aerospace ecosystem.

PARK OVERVIEW

Your Launch Pad for Aerospace and Technology Growth

Ignition Park combines available development sites, planned infrastructure, and proximity to Stennis International Airport within a focused aerospace and technology environment. The park is being developed to support companies engaged in aerospace, defense, unmanned systems, research and development, technology, and light manufacturing.

Ignition Park is already home to the federal agency I-ATLAS (Interagency Airborne Technologies for Lidar, Analysis, and Surveying), reinforcing the park’s focus on advanced geospatial, engineering, defense, and aerospace-related work.

Flexible Sites for Growing Companies

Ignition Park is being developed through continued public investment in site preparation and horizontal infrastructure. Pads A and B have completed major site preparation and are positioned for vertical development, while infrastructure work is underway for Pads C, D, and E to create additional ready-to-build opportunities. This ongoing investment is expanding the park’s capacity to support aerospace, technology, research, and light-industrial projects.

Available pads can support a range of aerospace, technology, office, research, and light-industrial projects. Final building size, configuration, utility requirements, and site layout will be coordinated with the needs of the selected tenant.

STRATEGIC LOCATION

Ignition Park places companies within one of Hancock County’s primary aerospace and aviation employment centers. The park is intended for companies that benefit from proximity to airport operations, aerospace companies, defense activity, and regional technology assets without requiring direct aircraft or apron access.

No direct airfield access. Best suited for aerospace, technology, research, office, and light-industrial users that do not require aircraft access from their facility.

Infrastructure to Support Growing Operations

ELECTRIC

Electric service is provided by Coast Electric through 25 kV distribution with 115 kV transmission serving the airport area. Current excess system capacity is approximately 10 MW.

The airport-area water system has approximately 4,000 GPM of design capacity and is currently operating at less than 50 percent utilization.

WATER

FIBER

Fiber service is available from C Spire, AT&T, and CoastConnect.

NATURAL GAS

Natural gas service is provided by Delta Utilities through a 4-inch line serving the Stennis International Airport area.

The airport-area wastewater system is rated at 1.5 MGD and also serves wastewater flows from NASA Stennis Space Center.

READINESS

Permitted, Prepared & Positioned for Development

Ignition Park has advanced well beyond preliminary site planning. The park has completed substantial environmental and technical due diligence, including topographic, geotechnical, wetlands, and mitigation work, and a U.S. Army Corps of Engineers permit is in place to support the planned development program.

Public site-development grant investments have also been used to construct and prepare building pads, access, parking, utilities, and related horizontal infrastructure, reducing the amount of upfront site work required for future tenants.

Pads A and B have completed major site preparation and are positioned for vertical construction. Additional grant-funded infrastructure improvements are underway for Pads C, D, and E, expanding the park’s inventory of prepared development sites.
